A French drain is a buried, perforated pipe that intercepts water underground, right when water comes from a slope above your house or pools near a foundation. A swale is a shaped surface channel that moves water across a yard without a trench, right for broader lot drainage where the grade allows it. Many yards need both. We diagnose which on the free site walk.
Standing water lasting more than 24 hours after rain, recurring soggy or mossy patches, water pooling against the foundation, eroded channels on slopes, and a musty basement or crawlspace smell are the most common signs. Any one is worth a diagnostic walk.
