GRADING, ANSWERED
The questions owners and GCs ask most before a grading job starts.
It depends on site size, soil and slope conditions, access, and how much cut-and-fill balancing the site needs. We don't quote by square footage over the phone. Every grading job gets a free site walk first, so your number reflects the actual dirt, not a guess.
Most residential grading wraps in a few days to about two weeks; commercial pads and larger cut-and-fill jobs run several weeks depending on scope, weather, and inspections. You get a real timeline in writing after the site walk, not a range that changes once the crew shows up.
Often, yes, Virginia's Stormwater Management Program (VSMP) and local erosion-and-sediment-control rules can require a permit once you disturb a certain amount of land, even on residential lots. We handle VSMP compliance as part of the job, so you're not left to figure out the paperwork alone.
